How is Bob’s assistance different than many agents?
Level of effort. He demonstrates a high level of professionalism and thoroughness to ensure his clients receive top notch customer service. With an array of recommended vendors, mortgage consultants and attorneys, Bob is a valuable resource for his clients. If you are buying in an association with homeowners documents (bylaws, financials, reserve studies, board meeting minutes, etc.), Bob reads all the documents (often 400+ pages) as a second set of eyes to help you determine anything that requires further investigation. Bob also "walks the neighborhood," asking neighbors about their experience in the neighborhood. These are just a few of his practices that deliver excellent service to his clients.
Point of View. He will tell you what you need to hear, not necessarily what you want to hear. For example: did you fall in love with a home when you first saw it and want to immediately write an offer? Bob recommends looking at the home in more detail, sleeping on it, and seeing it a second time. Perceptions often change at second showings. Bob will also help you examine the home with a critical eye to find possible flaws.
Vendor recommendations. If he is recommending a lender, plumber, roofer, etc., to his clients,he has no financial interest in that entity, nor does he get any financial “kickbacks” from referring them. The only objective is the best service and price for his clients.
What is his measure of success?
Client satisfaction, which is not measured by the amount of ratified contracts or the numbers of sales. It is based solely on Bob’s ability to put the needs of his clients first and the fiduciary responsibility he values for each client. Are you pleased with his work a year after the transaction? Would you recommend him to friends and family? If those answers are yes, that reflects "success."

Why did he get in this business?
Bob enjoys helping people, from first time buyers to experienced sellers, with the largest financial transactions many will ever make. Real estate also runs in the family! His mother started a small brokerage in the 1970's which his sister currently manages. This has given Bob a wealth of experience in the real estate industry. He has seen it all – the good and the bad!
What experience helps Bob be a better agent for you?
He has experience purchasing and/or selling detached single family homes, townhomes, low & high-rise condominiums, and commercial property, in three states. He has also volunteered as a condominium board member, including as president, in Hawaii, and later in Arlington (Ballston). This provided an excellent education in the nuances of homeowner associations! He is also a member of the Northern Virginia Association of Realtors (and designated a TOP PRODUCER), and holds the Seniors Real Estate Specialist, Pricing Strategy Advisor, Military Relocation Professional and Graduate, Realtor Institute and Accredited Buyer's Representative certifications/designations. He is licensed in Virginia and the District of Columbia and can provide referrals to excellent agents licensed in Maryland.
Does Bob give back?
After every transaction, he asks his clients to select a charity for him to make a donation. For instance, the last few were: ALS Association, Church of Jesus Christ of Latter-day Saints Humanitarian Aid Fund, Tragedy Assistance for Survivors, Thai-Laotian Brotherhood, Wounded Warriors Family Support, a family in need, and the Arlington Food Assistance Center (AFAC). Speaking of AFAC, he has run a food drive since 2019, personally delivering over 8000 pounds of food (as of 2023 when the drive ended) in his late grandfather's 1973 Ford pickup. Also in 2019, the truck also helped in delivering his condominium building’s glass recycling to the Quincy Park recycling center, after Arlington discontinued picking it but continued the recycling effort. 2020 was his third year as Admiral Sponsor for Swanson Middle School's Handmade Arlington craft show fundraiser. He also supported many other charities, including a monthly donation to Save the Children since 2009. His latest community involvement is as a volunteer with Arlington Neighborhood Village which is a non-profit organization helping elderly Arlington residents continue to reside in their homes through transportation assistance, errands, etc. If you have a few extra dollars, or time, this is a great organization.

Some of the game-changing attributes that Bob brought to the table: (1) Communication - I honestly don't know how communication could have been any better. Regarding the sale, Bob made the transaction about as easy and trouble-free as could be expected. Thanks to his network, he was aware of persons who might be interested in our unit. As a result, he brought interested potential buyers and helped obtain a full price offer without contingencies prior to the unit being listed on the MLS. This spared us from the stress of multiple showings and greatly facilitated the move out process. Throughout the period between the contract and final sale, he helped ensure that important details were fair for the purchasers and us.
As a buyer’s agent ten years ago, Bob brought us to about 20-25 properties, carefully pointing out details which we sometimes failed to notice. He knew which buildings generally pleased owners and which ones had important issues. There was never pressure to buy. His experience was evident.

With two young kids and a baby on the way, we did not have a lot of spare time as we embarked on our search for a larger home in Arlington. He was always accommodating with our irregular schedule for calls and showings, and when we finally found our ideal house, he was excellent through the negotiations, inspections and closing processes. We were so happy with his support we asked him to represent us for the sale of our old home, which he managed for us with the same level of professionalism and support.
It’s cliché to say, but Bob really did go ‘above and beyond’ for us in both of our transactions. Our new place needed a bit of maintenance, and he was always quick with a good contractor recommendation. He gifted us a whole package of safety equipment (smoke/CO detectors, fire extinguishers) and other supplies for our new house after closing. Also, shortly after we moved in, we discovered a leak behind a bathroom wall in our new home. When Bob found out he helped us find and then bought (at his cost!) the matching tile for the repair.
Bob was especially helpful with the sale of our old house, exceeding his already high level of service for us! While we were busy moving our family and settling into our new home we didn’t have a lot of time to spare to prepare our old house for the market, but Bob jumped right on it and did a LOT to help us get ready for sale. From arranging for and meeting contractors at the house multiple times, to mulching and planting new flowers himself shortly before we hit the market, he did it all! Thanks to his help we got a few offers and a great price for our home.

He personally did all the prep work to make the house attractive for photographs and for prospective buyers. As such, I wanted to deal with someone that I could trust to not only help me make the right decisions along the way but also to carry out the entirety of the sale process in my absence. Bob was definitely the man for the job.
Bob provided remodeling recommendations and handled all interactions with multiple vendors, arranging to have the unit painted as well as new appliances and hardwood floors selected and installed. He arranged for some needed plumbing repairs, and even provided some spare parts from his own home that he had on hand to keep costs down. Seeing the finished product made me wish I could move back in!
The COVID-influenced condo market was brutal from a seller’s perspective and Bob’s guidance helped me remain patient. His suggested strategy of removing the unit from the market for 60 days during the winter (and re-listing at a slightly reduced price) paid off in the form of a full-price offer within 10 days of re-listing. It is not an exaggeration to say that absent Bob’s market knowledge, my unit would likely have sat on the market for several weeks longer (if not months).

Bob from day one made us feel like we're a partnership when others just wanted to stick a yard sign up to drive more leads their way Bob took the opposite approach. He didn't sugar coat the facts. The numbers he presented and go to market Strategy made sense and at the end of the day executed perfectly.
The results? Bob presented us a plan to minimize our out of pocket costs while increasing the value of our home. He sold the home on the second viewing. More impressively he sold it for $15,000 more than he listed it for and more impressively was able to get all our terms met in the contract process including delaying our move out timeline to give us time to find our new forever home. After we signed the contract he immediately went to work finding us apartments, using his industry contacts and vast experience to negotiate favorable lease terms for both my brother and I. Not only did he get us $15,000 more on our home but saved me personally $2,000 over the course of one year's lease. To say I'm satisfied with Bob doesn't express my true gratitude for what he was able to do for my family. Not only did he deliver but saved us thousands of dollars in closing costs, renovations and at the end of the day he sold the home for more than what he promised. Isn't that what you wanted a realtor?
During the entire process he was extremely available, I don't think I waited longer than a few hours to hear back from him and when we were in the trenches negotiating with the buyer he would answer calls, text and emails within minutes. And while the rental aspect is not as lucrative for him he worked even harder and longer to ensure that we were taken care of weeks before we had to be out of the home which alleviated so much stress being so close to the holidays during a global pandemic. at the end of the day ask yourself this question do you want your home sold? Or do you want it sold right. Realtors are going to tell you what you want to hear and while on paper that might sound great when push comes to shove I would be hard pressed to find somebody with the results that Bob has constantly brought to the table and a simple Google search will show that. Bob’s service didn’t end there. A number of little things had to be addressed, and Bob arranged for and scheduled the contractors. With these things little problems inevitably crop up and when they did, we just turned to Bob and he came up with the solution, which frequently meant that he did it himself. This was well beyond what a seller has the right to expect from a real estate agent. But Bob believes that his job is both to facilitate and to ease the transaction and to minimize the trauma. To save money and time, Bob took care of some repairs himself: fixing a hole in the bathroom door, installing a new towel hook, and ordering warranty parts for the plumber. Our offer and desired location were finally accepted, and Bob's value as an agent was just getting started. Bob worked with the condo association to access documents, and went back and forth when items were missing. He read every document, and pointed out the health of the HOA based on his time as a condo board president. He also noted owner action items that would be needed once we finished closing. When a closing date was decided, Bob went to task on suggesting lenders. He obtained quotes from 8 lenders; one of them was the clear winner, saving thousands of dollars over the life of the loan. I admit I would not have been as thorough. A friend of mine was also closing and was floored at how much better the rate was than his own research. Thanks to Bob we both got a great deal. During closing, Bob managed all the documents and provided a digital copy for easy record keeping. He also provided unexpected care packages for me, helping me make a smooth transition into the home. He provided a fire extinguisher(his standard gift apparently), made copies of keys that were missing, replaced burned out LED lights in the kitchen, and provided new flapper valves for each bathroom toilet. He must have seen the need for those at inspection and was just waiting for the property to turn over before acting on them. That's just the kind of person he is; he really wants to make sure you're satisfied with your new home, and that he's provided great service to get you there. I highly recommend Bob Johnson."

Throughout the entire process, he made things as easy as possible for me. He helped to increase the show-value of my unit in a number of ways including matching and buying paint to touch-up certain areas and fixing a nickel sized on the tub. He researched and ordered the matching touch-up kit - making four trips over a week to add the layers needed for a strong repair. He also washed my enclosed balcony exterior windows, sliding glass doors, and side windows. Most importantly, his advice on list price and time to place on market led to multiple offers that resulted in selling well over list price. He also continued to help following the sale. At my request he posted and donated my section couch which saved me a 2-hour drive and removal costs. He even made extra keys for the buyers without being asked to make things easier for the buyers and their agent. It was always clear that my interests were foremost - he never made recommendations based on selfish interests. This combined with this deep knowledge and understanding of the market made him a true adviser. I strongly recommend Bob!"

Bob's advise is spot on and he will earn your trust from the moment you meet him. Bob doesn't just do his job - he does so much more to help you! - Bob saw us through contracts on 3 houses over a year and a half and we had to void the contract on two (not his fault) and he recommended voiding (achieving a sale was not his goal) meeting our needs was. While viewing homes, Bob highlighted the negative aspects to ensure we saw the faults- he has a great eye for finding such things. - One void was with a new home builder who was not meeting expectations - he was with us every step of the way over a 9-month process that ultimately culminated with a full-refund from the builder. - For every vendor recommendation he made, he stressed he had no business arrangements with any and his sole concern was getting the best deal for us. - Bob is a great negotiator. - While viewing homes, highlighted the negative aspects to ensure we saw the faults. - Response time was normally minutes (and often seconds) through it all. - We appreciated the substantial military rebate he provided. - Bob did much work outside of his responsibilities - all of which was greatly appreciated! - He arranged for a great Veterans Administration loan rate from out of town lender which beat all the local lenders- nobody believed our rate. - He shopped for settlement companies and saved us money. - Bob made multiple trips for home inspections, mold inspections, structural engineering inspections - when we couldn't be there, he even met with contractors for us at the house we finally bought. - He helped us shop for a loan - Bob queried multiple lenders and highlighted the strengths and weaknesses of the offers - amazing outcome! - He read the homeowners association documents (hundreds of pages) and gave us notes on them. - When I needed to go to the county to research set-backs, easements, zoning ordinances, etc., Bob offered to do it - when I said I wanted to go, he offered to accompany me, to not only assist me, but to record contacts and learn the process to help future clients. - Bob had recommendations about contractors to use and he obtained our input, then made the calls. - He scheduled the inspector to come to the house when we were available. He just did it. On his own. For us. - Bob took photos of the broken window cranks and model numbers. He researched the window vendor ... he spoke with the vendor and obtained pricing on replacement parts to repair the 25 year old windows. Without our asking. He just did it. On his own. For us. - Bob recommended several masons - he had recommendations about who to use and he obtained our input, then he made the calls, scheduled the mason to come to the house when we were available, and performed all of the follow-ups with the mason.
